WHAT WE DO
Preparing a property for sale or letting
An empty property is not a ready one. What decides a buyer during a viewing comes down to details the owner no longer sees, because they have been in front of them for twenty years: a shut-up smell, grey grouting, marks above the radiators, yellowed light switches. This work is about exactly those things.
You receive : a photographic record of the finished work
How it runs
- 01
The survey and the objective
Selling and letting are not the same standard or the same budget, and we say so before pricing. We note what will be seen at a viewing and what will not: that division is what stops you paying for things nobody will look at.
- 02
The full clean
Floors, bathrooms, kitchen, windows, fixtures, cupboards, skirtings and the inside of storage. Properties lived in for a long time by the same person almost always need attention to grouting and to the points people touch — handles, switches, door frames.
- 03
The things a viewing shows up
Odour treatment where needed, clearing the last odds and ends forgotten in the cellar or on the balcony, and tidying any outdoor space. Those three items are what make a clean property look clean.
- 04
Handover
A photographic record of the finished work, usable for the listing if you want it, and the keys handed to the agent, the notaire or the building manager as agreed.
What is included
- The full clean: floors, bathrooms, kitchen, windows and fixtures
- Odour treatment where it is needed
- Clearing the last odds and ends, cellar and balcony included
- A photographic record of the finished work
- Keys handed to the agent, the notaire or the building manager
What is not
- Painting, flooring and plumbing work
- Home staging and dressing the property, which belong to another trade
- The statutory technical surveys, which require a certified surveyor
- Heavy clearance, quoted separately where it comes first
As with everything we do: nothing is removed without written instruction from someone entitled to give it, no contents are bought, and no valuations are given.

What moves the price
- The starting state, and in particular whether odours have settled in
- The floor area and the number of wet rooms
- The type of flooring: old parquet, cement tiles and vinyl are not treated the same way
- How soon you want the first viewing
- Coordination with the agent or the notaire over the keys
No prices are shown on this site, and that is not coyness: two jobs with the same name can differ tenfold depending on the floor, the access and the state of the property. The quote is prepared after a visit, itemised line by line, and it is fixed.
Questions specific to this work
Does it need repainting?
Often not, and we will tell you so at the visit even though it lowers the quote. A proper wash of washable walls does the job in most cases. Repainting is worth it when the paint is flaking, deeply stained, or a colour that closes the rooms in — not because the property is old.
Does the property have to be completely empty?
No. We regularly work with furniture still in place, particularly where the family has not yet decided what to do with certain pieces. It lengthens the job a little and we protect what stays, but it is not an obstacle.
How long between the end of the work and the first viewing?
Twenty-four hours is enough in most cases, for the floors to dry and the property to air. If odour treatment was needed, allow two days: a viewing arranged too soon works against you.
Tell us about the property.
A few lines are enough for us to say what is possible and how long it takes. Neither the visit nor the quote commits you to anything, and you do not need to be in France.
