A completely emptied room in a period flat, a tall glazing-bar window, worn parquet and a broad shaft of light across the floor.

WHAT WE DO

Clearing an inherited property

Emptying a home after a death is not a house move. The contents have to go, but in an order that protects whoever instructs us: whatever has documentary or sentimental weight first, the rest afterwards, and nothing without a written trace. That order, and nothing else, is what separates a clearance from an estate clearance.

You receive : a photographic inventory and the waste transfer notes

How it runs

  1. 01

    The visit and the quote

On site, without you if you prefer. We measure the actual volume — including the cellar and the attic, which is what first requests most often leave out — the floor, whether there is a lift, and how far things have to be carried. The quote follows from that, line by line, and it is fixed.

  2. 02

    The photographic inventory

Before a single piece of furniture leaves, we photograph room by room and list what we see. The inventory goes to you, and to the notaire if they ask. It is not a valuation: it is a dated record, which lets you decide from a distance and lets you prove later what the property contained.

  3. 03

Sorting, with you on the line

Administrative documents, photographs, letters and jewellery are set aside within the first half-day, listed and stored separately. You then confirm, by phone or email, what is kept and what goes.

  4. 04

    Removal and handover

Sorting by material, licensed disposal, transfer notes issued in the agreed name — yours, the joint heirs’, or the notaire’s office. The property is cleaned once emptied, and you receive the full photographic report.

What is included

  • Carrying and handling, including several floors with no lift
  • The photographic inventory, made before anything is removed
  • Sorting by material and disposal through licensed channels
  • Waste transfer notes issued in the agreed name
  • Cleaning the property once the removal is finished

What is not

  • Buying contents, and any valuation — for that, a licensed auctioneer, whose visit we will wait for
  • Starting without written instruction, and where a property is jointly inherited, without every heir’s agreement
  • Building work: we put a property back in order, we do not renovate it
  • Shipping personal effects, which appears separately on the quote so that you can weigh it up

As with everything we do: nothing is removed without written instruction from someone entitled to give it, no contents are bought, and no valuations are given.

Closed and labelled moving boxes stacked on a wooden floor in a bright room, with nobody present.

What moves the price

  • The floor, whether there is a lift, and how far things must be carried to the vehicle
  • The actual volume, cellar, attic and garage included
  • Whether parking is possible nearby, and the permit granted by the city
  • How much of the waste needs a specific channel: household chemicals, tools, electrical appliances
  • Whether decontamination has to happen before the clearance itself

No prices are shown on this site, and that is not coyness: two jobs with the same name can differ tenfold depending on the floor, the access and the state of the property. The quote is prepared after a visit, itemised line by line, and it is fixed.

Questions specific to this work

  • What happens to things that are still usable?

If you ask, whatever can be reused goes to a reuse organisation rather than into the skip, and you get the list. We take nothing from those donations and we never present them as an offset: the quote is the same either way.

  • Can only part of the property be cleared?

Yes, and it is common where an heir wants one room left as it is, or where the family is taking the furniture. The scope is described room by room on the quote, and the inventory then covers that scope only.

  • Is the property cleaned afterwards?

Yes, a full clean is included: floors, bathrooms, kitchen, windows. It is not the same as preparing a property for sale, which goes further and is quoted separately — but the property comes back to you clean, not merely empty.

Tell us about the property.

A few lines are enough for us to say what is possible and how long it takes. Neither the visit nor the quote commits you to anything, and you do not need to be in France.
